What kind of store?
Physical store?
I worked at Complete Strategist in Boston for a while.
Its just the same as any store.
First thing you'll need is lots of money, inventory is expensive.
2nd thing: moar money, you need to pay the bills even when people don't buy stuff.
I don't know how stores are doing, but they took a big hit when computer games took over the world in the 1990s.
Comic and game stores are not things that make money its a labor of love that rich people do.

Game stores seem to live or die on their communities - hosting game nights, etc.

Video game store or tabletop game store? Because it's definitely true for the latter, without the opportunity for some group to sit down and play with/against each other there's very little reason to even go to one when everything can be bought online these days.

Perhaps you should start an online store, join a bunch of wargaming forums and advertise your stuff there?
